Policy ST4 of the Local Plan identifies that the following infrastructure and services should be provided through the new development:
Housing
- 25% of homes will be for affordable housing, 25% of these will be First Homes for first time buyers
- All market housing should be designed as accessible housing for older people
- 10% of homes should for self-build and custom build housing
- Extra care accommodation
Green/blue infrastructure
- 40% of the site to be green/blue infrastructure; to include children’s play space, amenity space, allotments, space for wildlife and a Suitable Alternative Natural Greenspace to provide circular walks
- Protection of existing trees, woodland and hedgerows
- 20% biodiversity net gain
- 5 new trees per home
- Landscape buffer around the boundary of the site
- A flood management scheme including sustainable drainage
Social and community facilities
- 8ha of land for a 4 form entry primary and secondary school on site, and a financial contribution towards school transport provision to nearby schools until the on site school is operational
- A Local Centre, including a convenience goods store on site
- Health facilities including space for a doctor’s surgery and community health facilities
- Financial contribution towards improving Bassetlaw Hospital
- A community centre and sports facilities on site
- Renewable and low carbon energy network
Transport infrastructure
- Realignment and upgrade of part of the B6420 Mansfield Road to distributor road standard (between the A1/B6420 roundabout and Mansfield Road level crossing)
- Integrated transport hub including a railway station, public transport interchange, electric vehicle charging hub and cycling hub
- High quality, safe and direct walking, cycling and public transport routes within the site
- Closure of the level crossings in the locality
- Highways demand management measures
- Financial contribution towards a high frequency bus service from the site to Worksop and Retford, Clumber Park and nearby employment areas and new bus stops across the site and a financial contribution towards the railway station
- Improvements to the public rights of way network on site and connections to the east and west
- Financial contribution to improve:
- B6420 Mansfield Road/A620 Babworth Road/Straight Mile/Sutton Lane junction
- A1/A57/A614 Blyth Road junction
Masterplanning
- The site promoters should agree a masterplan framework that is in accordance with the Bassetlaw Garden Village Vision Statement 2021 with the Council – this should be after consultation with the local community. This should include:
- A delivery strategy and a phasing plan; including the number and phasing of homes and businesses, and the infrastructure to be provided for each phase
